Opportunity Zone Funds in Austin, Texas are investment vehicles that provide tax incentives to developers and investors who invest in economically-distressed communities. Our investment funds aim to stimulate economic growth and job creation in areas that have been designated as Opportunity Zones by the government.

The goal of Liquid QOF II is to attract new investment dollars dedicated to revitalizing underutilized areas, improving the quality of life for residents and spurring economic growth in the city.

Infrastructure Development

Our OZ fund invests in projects that will improve the quality of life in Austin’s neighborhoods. As a leading OZ developer, we believe that these investments will help to make Austin a more livable, walkable, and sustainable city.

Some of the projects that we are currently investing in include:

  • Building new sidewalks and bike paths
  • Improving street lighting
  • Creating parks and green spaces
  • Redeveloping abandoned properties
  • Parkland dedication

We are always looking for other opportunities to invest in neighborhood infrastructure that will benefit the city of Austin. Want to learn more? Please contact us today.

Community Engagement

We believe that community involvement is essential to the success of any oz development. That’s why we make it a priority to connect with local Austin residents and businesses early in the planning process.

To engage the community, we hold community meetings, host open houses, and create online forums where people can share their thoughts, needs and ideas. We also work with community groups in Austin to ensure that our developments meet the needs of the community.

What community engagement provides:

  • Improved decision-making: By getting input from the community, developers can make better decisions about the design, location, and amenities of a development.
  • Increased support: When the community is involved in a development, they are more likely to support it and help to make it a success.
  • Improved public relations: Community involvement can help to improve the public image of a developer and make them more attractive to potential investors.

Identified Tracts

Liquid’s real estate team is currently developing projects in four of Austin’s best opportunity zone census tracts. We believe that South East Austin in general and the Parker Lane, Montopolis, East Oltorf and East St Elmo census tracts specifically hold some of the country’s best available land for OZ developments.

Do we invest in other OZs in Austin? We have experience across all of Austin’s opportunity zones. But we have identified these tracts as being the most attractive for investors seeking both income and appreciation through our QOF II and QOZB II entities.
