5111 Maufrais is our first major residential development at Liquid. The property sits on half an acre of largely un-developed land (small house to be demolished) in East St Elmo (Tract 24.13), perfectly located with immediate access to major transport routes and the Roy Kizer / Jimmy Clay golf courses.
Liquid is currently seeking equity-financing partners to help fund the construction of this project. Debt financing for the full construction budget has already been approved by our lender. We are expecting to receive the final building plans back from structural engineering any day now with permit to be pulled immediately thereafter.
The property was acquired at the beginning of 2022. During the past 12-18 months, our development team has been working with our civil engineer and architect of choice to maximize the potential of the site. The plan currently calls for a simple flag-lot sub-division creating two large SF-2-NP parcels. Each of these SF-2-NP lots is large enough to easily accommodate a 4-bedroom single family home and a smaller guest house with detached garage space.
To achieve this level of density, Liquid’s civil engineer recommended a Flag Lot layout at 5111 Maufrais Ln with the rear lot accessible from a shared driveway on the Eastern boundary of the property. This layout provides the maximum level of privacy and accessibility for tenants and their guests. The major advantage of this plan is the ability to obtain a rental premium from the two four-bedroom houses on the site.
